* Seller to pay closing cost. Closing costs paid by the seller cannot exceed a maximum contribution of 3.25% of the total property purchase price. * Fees allowed to be covered are listed as: (i) all escrow fees charged by Title Company: (ii) the costs to obtain, deliver, and record all documents to be recorded at Closing; (iii) the basic premium charge for the Owner’s Policy of Title Insurance; (iv) the costs to obtain, deliver, and record releases of all liens required to be released by Seller at Closing, if any; (v) Seller's expenses and attorney's fees. Buyer’s Loan origination fee, processing fee, Underwriting fee, appraisal fee, and credit report fee. Exclusionary items: Tax prorations, prepaid interest, prepaid taxes, or HOA prorations. Any and all interest rate buy down, or point discounts do not apply and will not be paid by the Seller.
